Please read these terms carefully. If there's anything you are not sure about, please just give us a call in advance and we'll be happy to discuss.
LOCATION
Redlands Country Lodge Guest House is approx 3/4 mile from the village of Ladybank, Cupar, Fife. Please use Google Maps to find us and search for Redlands Country Lodge rather than use our postcode. WeeBothy and WeeOne and WeeTwo are located in the small courtyard.
We were part of a larger estate at one time and we share the postcode with Ramornie Farm, about 1/4 mile away from us. Do not follow the farm track to Ramornie Farm, look for our Redlands Country Lodge sign at the gate on Pitlessie Road.
CHECK IN/CHECK OUT TIMES
Check-in is from 4pm. Check-out is by 10.00am. You will be sent check in details prior to arrival. In case of late arrival (after 9pm) please inform at point of booking or by phone as soon as possible.
HOT TUBS
Hours of use: 8am - 10.30pm. Not available on morning of check out.
These terms have also been sent to you prior to arrival. In order to keep your tub usable and safe for the duration of your stay, all guests must read the guidelines here or within your welcome email, before use. They are for your safety and comfort and also to ensure our tubs do not get damaged.
Pregnant women should not use the hot tub. Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor. Persons with any skin condition are not permitted to use.
Your tub is cleaned and newly filled for your arrival in line with manufacturers and BISHTA (British and Irish Spa and Hot Tub Association) guidance. Our tubs are holiday-let standard tubs meaning they are are HSE - HSG282 compliant for your safety.
Your tub may not be at full temp until after 6pm on check in day. Your tub is not available to use on morning of check out as it will be completely emptied and refilled at around 8am for next guests.
During your stay, the tub is checked twice daily to ensure chemical balance is correct. Records of chemicals added or water changes are kept in accordance with HSG282 guidance. If the tub becomes too dirty (this can happen if you choose not following cleanliness and time guidelines), we will advise you not use the tub for the remainder of your stay. There will be a charge of £40 if you wish your tub to be cleaned and refilled during your stay. The tub can take up to 8 hours to reheat.
We will record any damage to the tub on our daily checks. Any damage that requires call outs by engineers or replacement parts will be charged to the user.
On rare occasions hot tub may be unavailable during your stay due to unforeseen circumstances. If the tub cannot not be used due to inclement weather such a high winds, lightning storms or if it cannot be used if a fault develops, no refund will be offered.
It is entirely at our discretion as to whether guests may use the tub. Intoxicated guests will not be permitted to use.
Hot tub folliculitis:
is caused by a type of bacteria called Pseudomonas aeruginosa, which thrives in warm, moist areas. It can cause a raised rash after using a hot tub. The rash may appear a few dasy after using a hot tub and may require antibiotics to treat it. Even with our thorough maintenance, we need to advise you of the risk as the cause will not be from a dirty hot tub as ours are maintained to BISHTA standards. Other things can cause it such as shaving before use, sitting in wet swimwear or robes.
There are some precautions you can take to further reduce your risk. You should note the following also - choosing to disregard this advice can elevate your risk.
Shower prior to use.
Use the tub for max 20 minutes.
Avoid shaving or removing hair immediately before using a hot tub. Waxing should be done at least a day or so in advance if possible.
Don’t sit around in a damp swimsuit or robe. Immediately after getting out of the tub, shower and wash with soap and water.
Clean your swimsuit thoroughly after you’ve been in a hot tub. If you don’t, you could reinfect yourself at a later date.
EV CHARGING
In line with our insurers terms and conditions, we cannot offer electric car charging using our 13amp sockets. Nearest charging would be Pillars Of Hercules, Falkland or Cupar Bonny gate Car park.
SMOKING POLICY
In keeping with regulations and for the comfort of other guests ALL accommodation at Redlands Country Lodge is completely non-smoking, guests may smoke at the designated smoking area on your patio. Any guest found smoking anywhere on the premises other than the designated area WILL be asked to leave immediately and an additional cleaning charge of £50.00 will be incurred.
Vaping is prohibited in the rooms.
CANDLES
Please do not use any candles in the accommodation. They may set off the smoke detectors.
DOGS (WEEBOTHY ONLY)
WeeBothy is pet friendly and well-behaved, house-trained dogs are welcome. We DO NOT accept dogs in WeeOne or WeeTwo. There is a charge of £5/pet/night, payable on check in. Max. 2 dogs. Please bring your pets bedding with them. Pets are NOT to be left unattended at any time. Please respect our furnishings and ensure they are NOT in the bed or on our sofas! We reserve the right to charge for cleaning and repairs above normal use if we feel our property or contents has been damaged by your dog. If the reservation following yours needs to be cancelled due to damage, we will seek to recover all costs and losses incurred.
Please take your dog to the toilet off the premises - if your dogs fouls in our courtyard, please dispose of in our blue bin at gate.
There are many walks on the doorstep and give Fido a good rub down if he's been a rainy woodland walk!
Please note there may be free range hens and ducks roaming about!
We are sorry but we cannot accept house cats.
BBQ's
For the comfort and safety of all guests, we do not allow BBQing on our site.
DAMAGE TO REDLANDS COUNTRY LODGE PROPERTY
All rooms are cleaned and checked for damage after each letting and are let in good condition. The person booking the room/s takes full responsibility for all rooms booked under their name. The booker accepts responsibility for any damage caused during their stay that necessitates repair or replacement, furniture, fixtures and fittings, mattresses etc. Additional cleaning, out-with reasonably expected cleaning, will incur an additional charge. If we have to cancel a booking following yours due to damage, we will pursue all losses and damages incurred. We reserve the right to deduct payment from the card used to secure your booking. If you have booked through a third party agent (e.g Airbnb) we will pursue through their channels).
ACCEPTANCE OF BOOKING
Confirmation of booking by deposit assumes acceptance of these terms and conditions by the person placing the booking.
DEPOSITS & BOOKINGS & CANCELLATIONS
Our own website will ALWAYS offer parity or below on rates with booking engines such as Booking.com, Airbnb or Tripadvisor, unless they have special offers of their own.
A 50% deposit is required for ALL bookings made on our website Without deposit, your reservation is NOT confirmed. All deposits are non-refundable.
Deposit can be made by valid Debit or Credit Card either using our online booking system or by contacting us by phone and we can provide bank transfer details.
The balance will be taken up to 7 days before your stay. The card must be valid up to the date of your last nights stay.
We no longer accept personal cheques. Business users booking rooms for employees must agree a suitable method of payment with the proprietor in advance. Agents booking on behalf of clients must agree any commission with us beforehand.
Booking through any channels other that our website are subject to the specific terms and conditions of that particular website. Please double check their cancellation policies as they will vary. Any cancellations made through a channel other than our website, may incur a fee equivalent to the commission the channel charges us.
We CANNOT amend bookings made through channels lie Booking.com, so please contact them directly and they will contact us.
Bookings through our website must be cancelled 7 days in advance of your arrival date to avoid full balance being payable.
In the event of a cancellation with less than 7 days notice, or a no-show, the total booking value WILL be charged. Those concerned about the possibility of cancellation should take out appropriate travel insurance to cover you for genuine medical or travel related cancellations.
Once a reservation has been made any changes (such as a reduction of days or changes of dates) is deemed a cancellation of the original reservation and as such the deposit could be forfeited - the deposit maybe applied to the altered booking at our discretion.
GROUP BOOKINGS & CANCELLATIONS
We absolutely do not accept stag or hen parties. Groups should note this property is for chilled getaways, family get togethers and not loud parties!
A group booking of all 3 apartments (or Exclusive use booking) is defined as one person booking the entire property (LOG CABIN APARTMENTS & WEEBOTHY) for EXCLUSIVE USE on behalf of up to 6 people regardless of the number of rooms used. A non-refundable deposit of 50% is payable upon booking. Balance to be paid 28 days prior to your stay.
Group bookings must be made by telephone or email and cancelled 28 DAYS in advance of your arrival date to avoid incurring full amount due. Group bookings are charged at a set rate, not per person. Therefore, should one of your party cancel AT ANY TIME after your booking has been confirmed by us, the total agreed rate remains payable by the person making the booking. In the event of a no-show, or a cancellation with less than 28 DAYS notice, the total booking value WILL be charged. Those concerned about the possibility of cancellation should take out appropriate travel insurance to cover you for genuine medical or travel related cancellations.
A damage deposit of £250 is required at time of booking and will be refunded on check out, providing no excessive cleaning is required and nothing is damaged. This can be paid by debit card or cash.
